Selling a house can be a stressful time, so here at Latham and Co we try to make the process as seamless as possible for those involved. An outline of our selling process is outlined below:
First things first, you will need to obtain a property valuation to see how much your house is worth. We can help with this – just complete our ‘book a valuation’ form on the left!
If we are providing financial advice for you, we will check your mortgage terms for you to see if there are any penalties (for example, early repayment charges). We will also help check that your plans are achievable before you start to incur costs.
We will produce the sales information and add your property to our website. As well as appearing on the website, your property details are also added to Rightmove. We can also help you to obtain the required EPC certificate for your property.
Once your property is on the market, we will track leads and arrange viewings with interested parties. At this point it is up to you to ensure that your property is clear of clutter so that it gives the best possible impression to potential buyers.
As viewings take place we will obtain feedback about the property and will pass this on to you, as well as advising you of any offers made (and whether they are good offers or not!).
When you accept an offer we will produce a memo of sale to confirm the terms of the sale, after which the buyer will commence their mortgage application. At this point a surveyor will be instructed to survey your property before the buyer’s mortgage offer is issued.
Once all of the above has taken place, it’s time to agree a completion date and get the contracts drawn up. Once the contracts have been signed, the sale and completion dates become legally binding.
On the day of completion, your solicitor will call both you and us to confirm that the payment has been received and the keys can be released to the new owner.

Once you have decided on a property that you like, it’s time to make an offer. Our team will help guide you through this process, liaising as necessary with solicitors, etc. At this point, you will also need to be able to prove that you are able to proceed with the sale.
Once your offer has been accepted, you will need to be able to provide appropriate identification and your solicitors’ details. A memorandum of sale will be sent to all parties confirming the terms of the deal.
Time to organise your mortgage! We can provide you with mortgage advice, as well as arranging a survey to check the property is in good condition and also arranging for your solicitor to carry out necessary searches to check the status of the land and any planning permissions that may affect the future value.
A completion date will be agreed and contracts drawn up by the solicitors involved. Where possible, we will help deal with any enquires relating to your contract. Once agreed by both parties, the contracts will be signed and exchanged and you will pay your deposit to the solicitor.
Providing that everything runs smoothly, one of our team will be available on the completion date to hand over the keys to your new home and you can get settled in.

It all depends on the landlord of the property, but if you give us a call regarding the property that you are interested in then I’m sure when can advise you if it does or not, and if not we could give you information on the properties we have that accept housing benefits.
Usually with a rented property a bond and the first months’ rent is asked for. The bond is usually the same amount as the rent. This doesn’t have to be given to us until your credit check has been performed and we have let you know the outcome.
The bond is placed in a scheme called the Deposit Protection Scheme and this is kept there for the duration of your tenancy. It is put there for the security of the landlord and the property, at the end of the tenancy we as the managing agents come out and inspect the property then report our findings to the landlord and if there happy with everything inside the property then this will be paid back to you in due course. However if the landlord finds something that needs repair they can legally take some of your DPS money and repair their property giving you the remainder.
